Paving over paradise: how land use regulations promote residential imperviousness
نویسنده
چکیده
This paper examines the influence of residential zoning and subdivision regulations on the extent and distribution of impervious land cover in Madison, WI. Specifically, an analysis of approximately 40,000 single-family residential parcels in the Madison region is presented to assess the impact of land development regulations governing lot size, lot frontage, front yard setbacks, street width, and the neighborhood street network configuration on total parcel impervious cover. The results of this research suggest that lower density patterns of single-family development are associated with a larger area of impervious cover per unit of occupancy than higher density patterns. The paper argues that parcel-based analyses of environmental impact are needed to evaluate the role of specific land use planning policies on regional environmental quality. Based on the results of the analysis, we identify three specific strategies for reducing residential impervious area through municipal land development regulations. © 2003 Elsevier B.V. Appraisal of compliance with land subdivision planning regulations in residential neighbourhoods
Although previous studies have attempted to address the challenge of land subdivision, there is still a scarcity in the literature on how the extent of conformity to land subdivision planning regulations may be statistically and spatially analyzed. This study, therefore, explores the extent to which residential developers comply with land subdivision planning regulations in Kenya, a case study ...
متن کاملUrban Land Pattern Impacts on Floods in a New District of China
Urban floods are linked to patterns of land use, specifically urban sprawl. Since the 1980s, government-led new districts are sweeping across China, which account for many of the floods events. Focuses of urbanization impact on floods are extending gradually from hydraulic channels, to imperviousness ratio, to imperviousness pattern in urban areas or urbanized basins. Thus, the paper aims to ex...

This article presents a study of residential parcel design and surface heat island formation in a major metropolitan region of the southeastern United States. Through the integration of high-resolution multispectral data (10m) with property tax records for over 100,000 single-family residential parcels in the Atlanta, Georgia, metropolitan region, the influence of the size and material composit...
متن کاملModelling the Effects of Long-term Urban Land Use Change on the Water Balance
The level of land consumption for housing and transport contrasts sharply with both the necessity and the legal obligation to maintain the ecological potential afforded by open spaces to meet the needs of current and future generations in terms of resource protection and climate change. Owing to the increasing intensity of soil usage, in many urban landscapes the soil conditions has deteriorate...
متن کاملUse of satellite-derived landscape imperviousness index to characterize urban spatial growth
Urban change analysis has traditionally been supported through land use/cover classification and map-to-map comparison. In this research, we investigate the usefulness of satellitederived imperviousness index as an alternative for urban spatial growth characterization. The study area, Pensacola, FL, has witnessed considerable growth in population and regional economies during the past decade. T...
